Abstract

The rapid advancement of digital technology in the construction industry has given rise to new approaches in architectural design and residential building development, one of which is Drafter Online and Architecture (DOAR). DOAR represents a collaborative design and construction model that leverages Building Information Modelling (BIM), Common Data Environment (CDE), and online communication tools to achieve a more efficient, adaptive, and well-documented workflow. This article explores the implementation of DOAR in the development of a Type 91/84 residential house, a two-story building with a floor area of approximately 91 m² built on an 84 m² plot. The methodology includes user needs assessment, BIM-based information management, modeling and pre-design, remote multidisciplinary coordination, seismic-resistant structural planning, construction documentation, and online supervision during execution. The results demonstrate that DOAR improves project efficiency in terms of time and cost, reduces design errors through clash detection, ensures compliance with technical standards such as SNI 1726:2019 and SNI 2847:2019, and enhances overall building quality. In conclusion, DOAR is not only a relevant solution for architectural digitalization in the post-pandemic era but also holds significant potential for widespread application in residential projects for low- to middle-income communities, while maintaining safety, comfort, and sustainability standards.
